This Cozy Condo Unit is located in a Fun & Lively town that is just a quick 7 minute (0.3 mile) stroll from a variety of great restaurants, unique shops, and the experience that is Anglin's Fishing Pier. This Unit can comfortably accommodate up to 2 guests, and features a King Bed, Full Bathroom, Mini Fridge, Microwave, utensils, coffee maker, and toaster. Amenities include complimentary WiFi/Cable, towels and linens, 3 beach chairs, mini vac, and 1 Parking space (if pass is not in the unit please ask Front Desk). For the little ones, we have a pack-n-play, and highchair available for rental. Breezy building features a large community Ocean Front fresh water heated pool. Coin Laundry nearby (hamper in unit) and additional public parking just down the street. Lauderdale-by-the-Sea is a charming beachside village known for keeping a small town feel, while still being very close to all the action of Fort Lauderdale. View magnificent sunrises, relax on the beach, snorkle and Scuba dive on the Coral reefs, or explore shipwrecks. Fish from the pier or charter a boat. Surfing, water skiing and parasailing all at your doorstep. Bike or golf cart rentals nearby, or jump on the "Pelican Hopper" shuttle and explore. With I-95 less than 5 miles away, stay hear and you will be very near to all major Shopping Centers, and Shopping Malls including Galleria Mall. Relax and enjoy a wonderful beachside vacation while being close to Las Olas, Downtown Ft. Lauderdale, South Beach, and Miami. Managed by an experienced management company to communicate with for all needs from booking to checkout and everything in between. We provide one set of toiletries, dressed bed, linens and blankets for sofa bed , bath towels and pool towels (if applicable), 1 full bottle of dishwashing liquid w/sponge, 1 paper towel, 1 full bottle of hand soap per sink, 2 toilet paper rolls per bathroom, 2 trash bags per bin, and a few laundry detergent pods. The Maxima Team strives to ensure complete customer satisfaction. We are fully dedicated to our Guests and do everything within our power to make sure that our guests have the best experience. Our property is clean, safe and ready for your arrival. We follow all local, State and federal requirements for maintenance, cleaning, disinfection, and sanitizing of this property in order to ensure the highest standards of cleanliness. To comply with social distancing guidelines, we will welcome you remotely with our web check-in procedures, but we are here for you! For any questions or concerns about your stay, resources on COVID-19, and the strict procedures we follow to prepare this house in-between guests, please contact us directly by message. We will be happy to provide you all the information needed to set your mind at ease.

Important Booking Requirements & Information: - Maxima does NOT allow third-party bookings. They require the person who places the booking to be the person staying at the property.
- Strict 25 Booking Age Requirement. Please do not proceed with booking if you do not meet this requirement. Bookings made directly through Maxima Vacations require a picture identification.
- Self Check-In 24/7 with digital door code, front door features mini light which is helpful for after dark arrivals. Check-In time is at 4pm / Check-Out is at 10am. Early Check-In's or Late Check-Out's are subject to housekeeping availability and have an additional fee determined depending upon the time.
- No Parties allowed - no loud gathering's allowed, management will be notified immediately. - Units Maximum Occupancy is 2 guests. No additional guests/visitors are allowed, $25/person fine applies. - Noise Restriction - Building has thin walls. It is important that noise be kept to a reasonable level after 10pm. We ask that the neighbors are not disturbed. Building management will call Maxima if needed.
- Absolutely NO smoking inside the unit, windows/doors are to remain closed if smoking outside. $100-$200 fine applies if unit smells of smoke. - To avoid unnecessary strain on the air conditioning unit, unit doors and windows should remain closed and locked at all times (unless unit is turned off). Please also note that Maxima is not responsible for lost or stolen items.
- Pets not allowed (no exceptions regarding emotional support animals), $250 fine applies. Service Animals accepted only if a picture, vaccinations records, and proper credentials are provided.
- Rental Rate does not include Maid Service, cleaning Fee is for the unit cleaning performed after your departure, not during. During stay cleanings are available for an extra fee. - Building does not have a laundry room for guests. By-The-Sea Coin Laundry & Cleaning is located on North Ocean Dr just a 0.5 mile drive. - TV input & cables are to be left in the same way they were found, if a game console is used please make sure all settings are set back to default prior to departure. - Guests are responsible for disposing of all of their trash before their departure. Trash bins are located just within a gate at the end of the property.
- Baby play pen and highchair available for $5/night rental fee, prior notice required for arranging delivery.
- White binder named "Information Booklet" located in unit provides Wi-Fi details and all other specifics. - Credit card payments processed by Maxima or for VRBO bookings are subject to a 7% non-refundable booking fee, taxes excluded. - Maxima/Homeaway/VRBO Bookings require a $350 security deposit soft hold (not a charge) on the renters credit card which will be processed one (1) day prior to arrival.
- Maxima/VRBO bookings also require a Signed standard Rental Contract. 25% deposit required. Balance due 1 month prior to arrival.
